All homes at Griffis 3100 Pearl have an in-home washer and dryer.

Leasing and Payments

This community is age-restricted; all leaseholders must be at least 22 years of age. Guarantors are not permitted.

Yes, residents are required to provide proof of insurance coverage with a minimum of $100,000 liability coverage. We recommend Jetty for an affordable policy that is customized to your needs.

To ensure you're fully protected, please provide us with a current copy of your renter's insurance. If we don't receive this, we'll help bridge the gap by arranging temporary coverage for $25 per month. This ensures your peace of mind is never disrupted. Please share your insurance details with us to avoid this additional charge.

Paying your rent online is quick and easy through our resident portal.

Resident Portal

Paying your rent online via credit card, debit card, or direct debit (ACH) is quick and easy through our resident portal. We also accept e-money orders, personal checks, cashier’s checks and money orders.

Rent payments are due by the 1st of the month. Late rent payments will incur a fee of $50. Certified funds may be required for late rent payments.

There are several recreational trails near our community that you can explore. Here are a few options:

The Boulder Creek Path is a multi-use trail that runs along Boulder Creek, offering a scenic route. It stretches for several miles through the heart of Boulder, providing easy access to parks, shopping areas and scenic spots.

Chautauqua Park is a popular park nestled at the base of the Flatirons, offering breathtaking views and a variety of trails. The park provides access to trails such as the Flatirons Loop Trail and the Royal Arch Trail, which offer different levels of difficulty and exploring the natural beauty of Boulder.

Wonderland Lake Park is a beautiful open space located near Griffis 3100 Pearl. While it doesn't have extensive trails, it offers a serene environment with a loop trail around the lake. The park also provides benches and picnic areas to enjoy the surroundings.

The Boulder Reservoir Trail is a loop trail that surrounds the Boulder Reservoir. It offers views of the water and nearby mountains.

The South Boulder Creek Trail is a scenic trail that follows South Boulder Creek through open spaces and natural areas. It offers opportunities various recreational activities while enjoying the beauty of the creek and surrounding landscapes.

Pets

We welcome up to three pets per residence. Both cats and dogs are welcome, and we have no weight limits. Breed restrictions apply.

Our community offers a pet washing station and pet perks including a treat station, pet leashes and pet waste bags.
