Terms & Conditions

It is Griffis Residential policy to offer equal housing for all people regardless of race, color, religion, sex, national origin, sexual orientation, handicap status, familial status, or any other state or locally protected classifications. Applicants for apartment homes will be accepted on a first come, first serve basis and are subject to the availability of the particular apartment requested.

To be considered for approval, all adults (18 years or older) for Boulder: (22 years or older) must complete the rental application. Any omissions, errors or falsifications may result in denial of an application or terminate the right to occupy the apartment. All applications are subject to approval through an outside Application Processing Agency. Comprehensive reusable tenant screening reports are not accepted.

Approval/Denial is based on a review of the following criteria:

Income: Household income must be a minimum of 2 - 2 ½-times the monthly rent (varies by community).

Employment: Applicant may need to provide proof of income based on credit screening results. If proof of income is required, it must be provided within 48 hours of completing the application. We accept the following:

• Three most recent pay stubs
• Offer letter (if employment has not started or started within the last 60 days)
• Most recent years tax record
• Current student loan documentation
• Service industry applicants may provide three recent paystubs with a letter from a manager with estimated tips
• Three months’ worth of bank statements that show an average daily balance or ending balance that meets the income standard. Housing or public assistance. • Court orders.

Identification Requirements: Applicant must provide a government issued ID after notification of final approval. Acceptable forms of US government-issued ID include:
• Current driver’s license (Some states driver’s licenses do not have a photo. We accept driver’s licenses with or without a photo.)
• Current state ID
• Current passport
• Current military ID

If a US government-issued ID cannot be provided for applicants we will accept:
• Current foreign passport
• Current student visa
• Current permanent resident card or employment authorization document issued by the US
• Current permanent resident card or alien registration receipt card

Rental History: An eviction will be automatically declined. A rental debt will be required to be paid in full prior to the application acceptance.

Credit: A credit screen will be completed on all applicants. An acceptable accounts payable and debt to income history satisfactory is required. If the credit report comes back with Accept with Conditions, applicant may post an additional deposit.

Any applicant required to pay an extra screening deposit must do so by the scheduled day of move-in. For Seattle properties, a payment plan may be set up.

Open bankruptcy is an automatic fail –No guarantor, no extra deposit.
If a bankruptcy is filed and Griffis Residential or any communities owned/managed by Griffis Residential is included in that for any balance due, the application will be denied.
Check Writing History: Check writing history will be reviewed for each applicant. An applicant who has negative check writing history will be required to make payments in the form of Money Order or Cashier’s Check.

Vehicles

To allow maximum use of our parking areas, vehicles are limited to a maximum of two (2) cars per apartment or one (1) car per bedroom whichever is greater, no matter the total number of occupants. All vehicles must be current on registration, in current operating condition and listed on the Rental Application. Limos, boats, jet skis, recreational vehicles, trucks with company logos, etc. will not be permitted on the community. *Select communities may limit the number of vehicles allowed and some may offer boat and Jet Ski parking for an additional monthly fee.

Animals

If animals are accepted at the community, no more than three are permitted per apartment home. Aggressive dog breeds are not permitted. These include: Bull Terriers (American Pit Bull Terrier, Staffordshire Terrier, Staffordshire Bull Terrier), Rottweiler’s, Chows, Dobermans, Wolf Hybrids, Shar Pei’s or mix breeds with these bloodlines. Exotic animals such as reptiles, birds and rodents (ferrets, rabbits, etc.) and poisonous animals such as tarantulas, insects and poisonous fish are not permitted. All animals require prior approval from management and must be listed on the Rental Application. A photo and vet certificate will be required and said animal(s) must be properly licensed and inoculated for rabies and other usual inoculations for that type of animal based on current Federal, State and County guidelines. Deposits, Non-refundable Fees and Monthly Rent will be listed on your Reservation Form and Animal Agreement and may vary based on community specific guidelines.

Criminal

Convictions for certain felonies in the past 7 years may be denied. Persons with felony convictions regarding manufacturing or distributing a controlled substance or sex-related crimes will be denied. Violent, drug-related, sex offense-related or multiple, unrelated misdemeanor convictions in the past 7 years may also cause a denial. Applicants with a pending criminal charge(s) for an offense that, if convicted, could cause a denial, will have their applications suspended until final disposition of the charge has occurred.

Oregon Residents – Convictions for certain felonies in the past 5 years may be denied. Persons with felony convictions regarding manufacturing or distributing a controlled substance or sex-related crimes will be denied. Violent, drug-related, sex offense-related or multiple, unrelated misdemeanor convictions in the past 5 years may also cause a denial.

Renter's Insurance

Renter’s Insurance must be in place before move in and remain in place throughout your occupancy at this community. Proof of such insurance must be provided to Agent at or before move in and a minimum of $100,000 liability is required. Additional Renter’s Insurance commonly referred to as “Pet Damage Liability Coverage” is highly recommended for residents that have animal(s)in the apartment home. This recommendation does not apply to assistance animals. The Community Name must be listed under Interested Party/Certificate Holder.

Photo Release

I authorize Griffis Residential and their assigns, to use and publish photographs of me and/or my likeness, or in which I may be included, for trade, advertising, and any other purpose and in any manner and medium; and to alter and composite the same without restriction and without my inspection or approval. I hereby release the Community, Griffis Residential, their assigns and employees from all claims and liability relating to said photographs. This photo release shall also apply to any minors in my household of whom I am the parent or legal guardian.
