Griffis Residential Completes Fund VI Capital Deployment with Multi-State Four-Property Portfolio
Griffis Residential, a leading owner and operator of apartment communities across major U.S. metropolitan areas, has expanded its presence in the West Coast and Sunbelt regions with the off-market acquisition of a 1,421-unit, four-property multifamily portfolio located in Seattle, WA, Orange County, CA, and Dallas and Frisco, TX. The acquisition reflects Griffis Residential’s disciplined approach to securing high-quality multifamily assets at compelling valuations.

The portfolio is supported by long-term, fixed-rate financing at 58% loan-to-value, providing stability amid a shifting interest-rate environment. The acquisition also benefited from Griffis Residential’s proprietary, in-house due diligence and execution capabilities. Capital improvement plans are designed to capture meaningful operational upside, with targeted enhancements expected to generate monthly rent premiums across all assets.
Griffis Residential acquired this portfolio through Griffis Premium Apartment Fund VI (Fund VI). With this transaction, Fund VI owns a seven-property portfolio with assets in Seattle, Silicon Valley, Anaheim, Denver (two properties), and Dallas (two properties). Having committed 95% of Fund VI’s $527 million in capital, Griffis Residential is preparing to launch Fund VII and now owns and manages 9,463 units with approximately $3.6 billion in assets under management across twelve markets.
