Apartment Features

All homes at Griffis South Waterfront have an in-home washer and dryer.

Our pet-friendly apartments offer studio, one and two-bedroom floor plan options.

A 24-hour fitness center is available to residents of Griffis South Waterfront.

We have an all-season spa with cabanas for residents to enjoy.

Griffis South Waterfront has a controlled access garage.

Griffis South Waterfront offers several common areas for residents to hang out and gather including an entertainment room, resident lounge, all-season spa with cabanas, eco terrace and an outdoor fire pit area.
The community HOA also hosts a Thursday market, Opera in the park, movie in the park and other fun get togethers.

Yes, residents are required to provide proof of insurance coverage with a minimum of $100,000 liability coverage. We recommend Jetty for an affordable policy that is customized to your needs.

To ensure you're fully protected, please provide us with a current copy of your renter's insurance. If we don't receive this, we'll help bridge the gap by arranging temporary coverage for $25 per month. This ensures your peace of mind is never disrupted. Please share your insurance details with us to avoid this additional charge.

Paying your rent online is quick and easy through our resident portal. We accept credit and debit cards and direct debit.

Rent payments are due by the 1st of the month. Late rent payments will incur a fee of $200. Certified funds may be required for late rent payments.

Location

There are several recreational trails near our community that you can explore. Here are a few options:

The Willamette Greenway Trail is a paved trail that follows the Willamette River. It offers beautiful views of the river and the city skyline. The trail passes through the South Waterfront neighborhood and provides opportunities for outdoor recreational activities.

South Waterfront Park: Located along the Willamette River, South Waterfront Park is a green space with paths, picnic areas and benches. It offers a pleasant area for leisure and enjoying the outdoors.

Elizabeth Caruthers Park: Located adjacent to Griffis South Waterfront, the park is named after Oregon pioneer Elizabeth Caruthers. Park amenities include a bocce court, public art, "splash pad" and unpaved paths.

The Tilikum Crossing Bridge is a pedestrian and bike-friendly bridge that spans the Willamette River. It connects the South Waterfront neighborhood with the Central Eastside and provides access to various trails and paths on both sides of the river.

The Springwater Corridor Trail is a 40-mile multi-use trail that extends from downtown Portland to the east. It offers a scenic route for outdoor activites. While the trail is not directly adjacent to Griffis South Waterfront, it can be accessed via Tilikum Crossing or other connecting trails.

Tom McCall Waterfront Park: Located in downtown Portland, Tom McCall Waterfront Park is a large park along the Willamette River. It features paved paths, open spaces and riverfront views. The park is a short distance from the South Waterfront neighborhood and offers a great place for outdoor activities.

Pets

We welcome up to three pets per residence. Both cats and dogs are welcome, and we have no weight limits. Breed restrictions apply.

Our community offers pet perks including a treat station, pet leashes and pet waste bags.
