Once you sign your lease, you’ll have unlimited access to our outdoor recreational amenities. This includes our year-round resort-style pool, outdoor yoga studio, rooftop deck, and outdoor grilling stations.
Fees and Deposits
Utilities – Residents will pay the utility provider directly for their use of electric. Community utilities will be charged through a third-party vendor: water, sewer, stormwater, trash, common area gas, common area electric, pest control, and Green Living.
Leasing and Payments
Current government-issued photo identification and social security number (if applicable).
Total household gross income of 2.5 times the rent. Income verification and a credit screening are required.
Subletting is NOT permitted. Please contact the leasing office to discuss an early lease termination or adding an additional leaseholder.
Yes, residents are required to provide proof of insurance coverage with a minimum of $100,000 liability coverage. We recommend Jetty for an affordable policy that is customized to your needs.
To ensure you’re fully protected, please provide us with a current copy of your renter’s insurance. If we don’t receive this, we’ll help bridge the gap by arranging temporary coverage for $25 per month. This ensures your peace of mind is never disrupted. Please share your insurance details with us to avoid this additional charge.
Paying your rent online is quick and easy through our resident portal.
Paying your rent online via credit card, debit card, or direct debit (ACH) is quick and easy through our resident portal. We also accept e-money orders, personal checks, cashier’s checks, and money orders.
Rent payments are due by the 1st of the month. Late rent payments will incur a fee equal to 10% of the base rent. Certified funds may be required for late rent payments.

There are several recreational trails near our community that offer access to nature and outdoor spaces. Here are a few options:
Clear Lake Trail
This urban trail forms a loop around Clear Lake and features a paved surface with scenic views of the water and downtown skyline. The trail is easily accessible from Anya Apartments and offers a smooth pathway suitable for various mobility devices.
Grassy Waters Preserve
Located northwest of downtown West Palm Beach, this large wetlands preserve offers multiple scenic routes, including the 26.6-mile Owahee Trail. Some areas include boardwalks and designated platforms for observing wildlife and enjoying natural surroundings.
Apoxee Wilderness Trail
Part of the Grassy Waters Preserve, this 4.7-mile trail passes through wetlands and shaded hammock areas. Portions of the trail may feature natural or uneven surfaces.
Winding Waters Natural Area
This 548-acre preserve includes both a 5-mile natural surface route and a 0.5-mile paved path. The paved segment is level and may accommodate individuals using mobility aids. There are opportunities to enjoy local flora and fauna along the way.
Frenchman’s Forest Natural Area
Located in nearby Palm Beach Gardens, this area features sandy routes and a 500-foot elevated boardwalk through forest and hammock ecosystems. The boardwalk provides an accessible route for enjoying the forested landscape and viewing wildlife.

Pets
We welcome up to three pets per residence. Both cats and dogs are welcome, and we have no weight limits. Breed restrictions apply.
Our community offers pet perks including a pet washing station, treat station, pet leashes, and pet waste bags.
