Do the apartments have in-home laundry facilities?

All homes at Griffis South Bay have an in-home washer and dryer.

How many bedrooms do the apartments have?

Our pet-friendly apartments offer studio, one, two and three-bedroom floor plan options.

Are there balconies or patios in the apartments?

Balconies or patios are available in select apartment homes.

Community Amenities

Does the community have a gym?

A 24-hour fitness center and yoga studio is available to residents of Griffis South Bay.

Is there a swimming pool or hot tub?

We have a year-round resort-style pool with cabanas as well as an all-season spa.

Is this apartment community gated?

Griffis South Bay has a controlled access garage and controlled access gates.

Is there a business center or coworking space?

We offer a business center to support our residents who work from home.

Are there any common areas or social spaces for residents?

Griffis South Bay offers several common areas for residents to hang out and gather including a resident lounge, outdoor lounge, bocce ball court and year-round resort-style pool with an all-season spa.

Fees and Deposits

Are there any additional fees or utilities not included in the rent?

Security deposit - $300

Application fee - $50/person

Holding fee - $100

Pet deposit - $300

Pet fee - $250/$375/$375

Pet rent - $50/ea.

Parking fee - $50 unassigned; $100 reserved

Utilities – Residents will pay the utility provider directly for their use of gas and electric. Community utilities will be charged through a third-party vendor: water, sewer, storm water, trash, valet trash and green living.

Leasing and Payments

Are there any leasing requirements or restrictions?

Guarantors are not permitted.

What documents are required for the leasing process?

Current government-issued photo identification and social security number (if applicable)

Additional documents are required for below-market-rate hopes; please speak with the Leasing Office for more information.

Are there any income requirements or credit checks?

Total household gross income of 2.5 times the rent

Income verification and a credit screening are required.

Can I sublet my apartment?

Subletting is NOT permitted.

Please contact the leasing office to discuss an early lease termination or adding an additional leaseholder.

Do I need renters insurance?

Yes, residents are required to provide proof of insurance coverage with a minimum of $100,000 liability coverage. We recommend Jetty for an affordable policy that is customized to your needs.

How do I pay rent?

Paying your rent online is quick and easy through our resident portal.

What are the accepted methods of rent payment?

Paying your rent online via credit card, debit card, or direct debit (ACH) is quick and easy through our resident portal. We also accept e-money orders, personal checks, cashier’s checks and money orders.

When are rent payments due by?

Rent payments are due by the 1st of the month. Late rent payments will incur a fee of $125. Certified funds may be required for late rent payments.


Are there recreational trails nearby?

There are several recreational trails near our community that you can explore. Here are a few options:

The Coyote Creek Trail is a multi-use trail that runs along Coyote Creek. It extends through Milpitas and connects to other cities in the region. The trail is known for its natural beauty and wildlife sightings.

The Guadalupe River Trail is another multi-use trail that follows the Guadalupe River. It offers a peaceful and scenic pathways for outdoor activities. The trail passes through Milpitas and provides access to other nearby cities.

The Calaveras Reservoir Trail is located northeast of Milpitas and offers beautiful views of the Calaveras Reservoir and surrounding hills. It's a popular trail with varying difficulty levels and lengths.

Ed R. Levin County Park: While not a dedicated trail, Ed R. Levin County Park in Milpitas features several trails and paths within its boundaries. The park offers a range of recreational activities and picknicking.

The Milpitas Creek Trail is a short trail that follows Milpitas Creek through various parks and open spaces in the city. It provides a peaceful and scenic paths for outdoor activities and some sections offering shaded areas.

Are pets allowed at the community?

We welcome up to three pets per residence. Both cats and dogs are welcome, and we have no weight limits. Breed restrictions apply.

What pet-friendly amenities are available?

Our community offers pet perks including a treat station, pet leashes and pet waste bags.
