All homes at Griffis South Bay have an in-home washer and dryer.

Our pet-friendly apartments offer studio, one, two, and three-bedroom floor plan options.

Yes, residents are required to provide proof of insurance coverage with a minimum of $100,000 liability coverage. We recommend Jetty for an affordable policy that is customized to your needs.

To ensure you're fully protected, please provide us with a current copy of your renter's insurance. If we don't receive this, we'll help bridge the gap by arranging temporary coverage for $25 per month. This ensures your peace of mind is never disrupted. Please share your insurance details with us to avoid this additional charge.

Paying your rent online is quick and easy through our resident portal.

Resident Portal

Paying your rent online via credit card, debit card, or direct debit (ACH) is quick and easy through our resident portal. We also accept e-money orders, personal checks, cashier’s checks, and money orders.

Rent payments are due by the 1st of the month. Late rent payments will incur a fee of $125. Certified funds may be required for late rent payments.

There are several recreational trails near our community that you can explore. Here are a few options:

The Coyote Creek Trail is a multi-use trail that runs along Coyote Creek. It extends through Milpitas and connects to other cities in the region. The trail is known for its natural beauty and wildlife sightings.

The Guadalupe River Trail is another multi-use trail that follows the Guadalupe River. It offers a peaceful and scenic pathways for outdoor activities. The trail passes through Milpitas and provides access to other nearby cities.

The Calaveras Reservoir Trail is located northeast of Milpitas and offers beautiful views of the Calaveras Reservoir and surrounding hills. It's a popular trail with varying difficulty levels and lengths.

Ed R. Levin County Park: While not a dedicated trail, Ed R. Levin County Park in Milpitas features several trails and paths within its boundaries. The park offers a range of recreational activities and picknicking.

The Milpitas Creek Trail is a short trail that follows Milpitas Creek through various parks and open spaces in the city. It provides a peaceful and scenic paths for outdoor activities and some sections offering shaded areas.
