All homes at Griffis SoCo Austin have an in-home washer and dryer.

Yes, we provide Valet Trash Service for residents. This is included in your monthly fees for $25 a month.

Fees and Deposits

Utilities – Residents will pay the utility provider directly for their use of gas and electric. Community utilities will be charged through a third-party vendor: water, sewer, storm water, valet trash, and green living.

Yes, residents are required to provide proof of insurance coverage with a minimum of $100,000 liability coverage. We recommend Jetty for an affordable policy that is customized to your needs.

To ensure you're fully protected, please provide us with a current copy of your renter's insurance. If we don't receive this, we'll help bridge the gap by arranging temporary coverage for $25 per month. This ensures your peace of mind is never disrupted. Please share your insurance details with us to avoid this additional charge.

Paying your rent online is quick and easy through our resident portal.

Resident Portal

Paying your rent online via credit card, debit card, or direct debit (ACH) is quick and easy through our resident portal. We also accept e-money orders, personal checks, cashier’s checks, and money orders.

Rent payments are due by the 1st of the month. Late rent payments will incur a fee of $100 on the first day and $10 per day thereafter, up to a maximum of 10% of the total due. Certified funds may be required for late rent payments.

There are several recreational trails near our community that you can explore. Here are a few options:

Lady Bird Lake Hike and Bike Trail: The Lady Bird Lake Hike and Bike Trail, also known as the Ann and Roy Butler Trail, is a popular recreational trail that loops around Lady Bird Lake in the heart of Austin. The trail offers a scenic routes with beautiful views of the lake and the downtown skyline.

The Barton Creek Greenbelt is a natural oasis within Austin, offering hiking and biking trails along Barton Creek. It features diverse terrain, limestone cliffs and swimming holes. The greenbelt is known for its stunning scenery and is a favorite destination for outdoor enthusiasts.

Zilker Park is a large urban park situated next to Lady Bird Lake. While not solely a trail, it features walking paths that meander through the park's open spaces, gardens and along the banks of Barton Creek. Zilker Park also hosts various events and is home to the famous Barton Springs Pool.

Bouldin Creek Greenbelt: The Bouldin Creek Greenbelt is a smaller green space nestled in the Bouldin neighborhood near SoCo. It offers a peaceful recreational path along Bouldin Creek, providing a quiet retreat from the city's hustle and bustle.

St. Edward's Park is a natural area located north of SoCo. It offers trails that wind through wooded areas, along Bull Creek, and to scenic overlooks. The park provides opportunities for outdoor recreation and exploring nature.

Pets

We welcome up to three pets per residence. Both cats and dogs are welcome, and we have no weight limits. Breed restrictions apply.

Our community offers a pet washing station, off-leash dog park and pet perks including a treat station, pet leashes, and pet waste bags.
