All homes at Griffis Union Station have an in-home washer and dryer.

Griffis Union Station offers several common areas for residents to hang out and gather including a game room, resident lounge, conference room, year-round resort-style pool with all-season spa, and an outdoor fire pit area.

Total household gross income of 2 times the rent.

Income verification and a credit screening are required.

Subletting is NOT permitted.

Yes, residents are required to provide proof of insurance coverage with a minimum of $100,000 liability coverage. We recommend Jetty for an affordable policy that is customized to your needs.

To ensure you're fully protected, please provide us with a current copy of your renter's insurance. If we don't receive this, we'll help bridge the gap by arranging temporary coverage. This ensures your peace of mind is never disrupted. Please share your insurance details with us to avoid this additional charge.

Paying your rent online is quick and easy through our resident portal.

Paying your rent online via credit card, debit card, or direct debit (ACH) is quick and easy through our resident portal. We also accept e-money orders, personal checks, cashier’s checks, and money orders.

Rent is due on the 1st of the month. A late fee equivalent to 5% of the delinquent rent balance will be assessed on the 9th if rent has not been paid in full. Certified funds may be required for late rent payments.

There are several recreational trails near our community that you can explore. Here are a few options:

Cherry Creek Trail: One of the most popular multi-use trails in Denver, it runs for more than 40 miles from downtown Denver to Franktown.

South Platte River Trail: A scenic 28-mile multi-use trail that runs alongside the South Platte River, from the Chatfield State Park in the south to just north of Denver.

Confluence Park Trails: Located where Cherry Creek and the South Platte River meet, Confluence Park is the heart of Denver's 850-mile bike trail network. The park itself features recreational trails, and you can easily connect to the Cherry Creek Trail or the South Platte River Trail from here.

Clear Creek Trail: For those willing to venture a little further, the Clear Creek Trail offers a lengthy, paved route beginning in the west Denver metro area.

We welcome up to three pets per residence. Both cats and dogs are welcome, and we have no weight limits. Breed restrictions apply.

Our community offers a pet washing station, off-leash dog park and pet perks including a treat station, pet leashes, and pet waste bags.

Aggressive dog breeds are not permitted. These include: Bull Terriers (American Pit Bull Terrier, Staffordshire Terrier, Staffordshire Bull Terrier), Rottweilers, Chows, Dobermans, Wolf Hybrids, Shar Pei’s, or mix breeds with these bloodlines. Exotic animals such as reptiles, birds, and rodents (ferrets, rabbits, etc.) and venomous or otherwise poisonous animals such as tarantulas, insects, and poisonous fish are not permitted. All animals require prior approval from management and must be listed on the Rental Application. All residents will also be required to specify their animal status on Griffis Residential’s 3rd party animal management platform. Said animal(s) must be properly licensed and inoculated for rabies and other usual inoculations for that type of animal based on current Federal, State, and County guidelines.
